Are you licensed and insured in Virginia?

Yes. OSSA Contracting Group is a Class A licensed general contractor, fully insured with general liability and workers' compensation. We provide a Certificate of Insurance naming your association as additional insured before work begins.

Do you provide fixed-price bids?

Every proposal is a line-item, fixed-price bid written to drop straight into a board packet. The bid is the price — no hidden fees and no surprise change orders unless the board approves an added scope in writing.

Can you work from our reserve study or RFP?

Absolutely. Send us your RFP, reserve study, or engineer's report and we'll scope the bid to match your capital plan. If you don't have formal documents yet, we can walk the property and help define the scope.

How do you handle resident communication and disruption?

We manage the disruption, not just the build. That means posted notices, unit-by-unit scheduling, protected walkways and entrances, and a single point of contact so the board and residents always know what's happening and when.

What warranty do you offer?

Projects close with a written workmanship warranty you can keep on file for future boards, plus any manufacturer material warranties on products like decking, siding, and coatings.

Do you pull permits for structural work?

Yes. For permitted work such as deck, balcony, and structural replacements, we manage the permit process with the county. Permit approval in Northern Virginia can take several weeks — we handle it and begin the day the permit is approved.
